Mallard Systems Property Cleaning FAQs

Each Mallard crew consists of two team members. One team member will water extensively before, during, and after the cleaning. We will also tarp any plants that are in the drip line of an un-guttered section. All downspouts will be bagged to collect the cleaning solution during cleaning. There is the potential for plants to get stressed during the cleaning process. If there are any plants that are killed during the cleaning process Mallard will pay to have these plants replaced.

Our cleaning process was designed in compliance with manufacturer guidelines to ensure that damage to your shingles and tiles does not occur. Our cleaning solution is applied with a low-pressure spray and thoroughly rinsed using pressure no stronger than a garden hose. It is best to avoid high pressure when cleaning roofs to avoid damage to tiles and shingles.

Mallard will use a low-pressure non damaging cleaning technique approved by the shingle manufacturers This product includes algaecides, sodium hypochlorite (active component in chlorine bleach), and surfactants. 

Yes – our cleaning solution breaks down into salt and water. It does not present any environmental hazard.

We reseal and recoat tile roofs. Tiles on roofs that have lost their color can be recoated and look like new again. Please contact us regarding this service.

The cleaning solution that we use contains a low concentration of bleach – similar to that of household bleach. The cleaning solution may be a mild or moderate irritant to some but shouldn’t pose a health hazard. As is the case with many household cleaners, it is best that children and pets be kept away when the actual cleaning is taking place.

Yes – we can customize a package of semiannual and annual cleaning for you based on your needs. These packages include discounted pricing, prioritized and convenient scheduling, and allow for easy year round maintenance of your curb appeal.

Mallard Systems will provide at no additional charge the service necessary to maintain a spot-free absence of mold, mildew, and algae from the roof for a period of one year from the original date of cleaning. This warranty covers shingle, concrete tile, clay tile, slate, and any composite roofs that have no water pooling. This spot-free warranty is transferable to the new owner of the property. Extended warranty periods may be offered at the discretion of Mallard Systems.

We clean any and all exterior surfaces. This includes roofs, the exterior of your residence, pool decks and pool cages, driveways and walkways, pavers, and exterior windows. We currently do not provide any cleaning inside of the property.

Before starting, our cleaning specialists will thoroughly inspect the property to define a cleaning plan that includes every corner of the property.

Recommended services include:

• Low-pressure chemical cleaning to remove mold and algae
• Cleaning and degreasing of areas with heavy foot traffic
• Hot water pressure washing to remove gum
• High Pressure washing
• Irrigation rust removal

Various algae, molds and mildews accumulate on roofs due to the warm humid weather in Florida. The black streaks are algae called Gloeocapsa magma. These spores are always in the air and will attach to your roof surface. Once there they will continue to grow and spread until killed off during a proper roof cleaning.

Yes. We have full liability and workers comp insurance (not an exemption). We can provide you with copies of our insurance certifications at any time. This is an easy request to satisfy for companies that actually have insurance. If a contractor that you are doing business with has a problem with providing certifications, this should be a red flag.

Yes! We work indirectly through general contractors if the cleaning is one part of a larger project. Our team has years of experience providing professional cleaning services in whatever manner is best suited for our clients.

Quoting a roof or exterior cleaning over the phone may be an easy thing for some companies to do, but it does not allow for a true assessment of the cleaning that is needed, nor does it identify potential problems. It is best for us and for the client to put our eyes on the job. It allows for the crew to be fully prepared when they arrive to do the cleaning. No surprises for the client or us.

Yes, please water the plants nearest to the house the night before. The day of service, please make sure all windows are closed, water is accessible and that the work area is clear. If you are planning on having your house painted, please let us know so we can schedule cleaning prior to painting. 

Yes. However, due to some residual odor from the cleaning solution and the dirt itself, most people prefer to wait 24 hours.

To fully kill off the mold and algae that is growing on the roof, a strong cleaning solution is needed. Plants can sometimes be temporarily stressed as a result of the cleaning. As a precaution, one team member will water extensively before, during, and after the cleaning. We will also tarp susceptible plants that are in the drip line of an un-guttered section.
